These terms govern your use of stayelite.ae. They are not the contract under which we manage a property — that is a separate written agreement signed by both parties. By using this website you accept the terms set out below.

1. Who we are

This website is operated by SY Property Leasing Vacation Homes Rental Co. LLC, trading as Stayélite, a limited liability company registered in the Emirate of Dubai, United Arab Emirates under commercial licence number 1213895, with its address at Taha Business Center, Al Quoz Third, Al Quoz, Dubai.

In these terms, "we", "us" and "our" mean that company. "You" means anyone using this website.

2. What this website is

This website describes our short-term rental management services and invites property owners to get in touch. It is provided for information only. Nothing on it is an offer capable of acceptance, and submitting a form does not create a contract or oblige either of us to enter into one.

3. Revenue estimates and figures

Any revenue estimate, projection or comparison we provide, whether through this website, by email, in a document or during a call, is indicative only. It is prepared from the information you give us and from the performance of comparable properties under our management. It is not a guarantee, warranty or promise of income.

Actual earnings depend on factors outside our control, including seasonality, market conditions, the condition and furnishing of your property, regulatory changes, platform policies and guest demand. Figures shown as case studies on this website relate to specific properties in specific periods. Past performance is not a reliable indicator of future results, and your property may perform better or worse.

Final projections are confirmed only after a property assessment, and the commercial terms that apply to your property are those recorded in a signed management agreement.

4. Our services are governed by a separate agreement

If you decide to work with us, the relationship between us is governed exclusively by a written management agreement signed by both parties. That agreement sets out the fee, the term, notice periods, the treatment of damage and deposits, insurance, maintenance thresholds and everything else that matters commercially.

Where anything on this website differs from that agreement, the signed agreement prevails. Nothing on this website varies, supplements or overrides it.

5. Using this website

You may view, download and print pages from this website for your own use in considering our services. You may not:

• use the website for any unlawful, fraudulent or harmful purpose;
• submit false, misleading or third-party contact details through our forms;
• attempt to gain unauthorised access to the website, its server or any connected system;
• introduce viruses, malware or any other harmful code;
• use automated systems to scrape, harvest or copy content or contact details;
• reproduce, republish or exploit our content commercially without our written permission.

We may suspend or restrict access to the website, or to anyone misusing it, without notice.

6. Your enquiry

When you submit an enquiry you confirm that the details you give are accurate, and that you are the owner of the property concerned or are authorised to enquire about it. We use those details to prepare a response and to contact you, as described in our Privacy Policy.

We aim to respond promptly but do not guarantee a response within any particular time, and we may decline to provide an estimate or to take an enquiry further without giving reasons.

7. Intellectual property

All content on this website — including text, photographs, graphics, the Stayélite name and wordmark, layout and design — belongs to us or is used with permission, and is protected by copyright, trade mark and other intellectual property laws. Nothing on this website transfers any right in that content to you.

Third-party names and logos shown on this website, including those of booking platforms, remain the property of their owners and are used only to indicate the platforms on which we list properties.

8. Reviews and accreditations

Reviews shown on this website are genuine and are published with the consent of the people who gave them. Guest reviews originate on the booking platforms where the stay took place. Ratings, occupancy figures and platform accreditations are accurate as at the date shown or, where no date is shown, as at the last update of this page, and may change over time.

9. Links to other websites

This website links to services we do not control, including WhatsApp, Airbnb and Booking.com. We provide those links for convenience only. We do not endorse those services, we are not responsible for their content or practices, and your use of them is subject to their own terms.

10. Availability and accuracy

We take care to keep this website accurate and available, but we do not warrant that it will be uninterrupted, error-free, secure or free of viruses, or that the information on it is complete or current. The website is provided on an "as is" and "as available" basis, and we may change, suspend or withdraw any part of it at any time.

11. Limitation of liability

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be excluded.

Subject to that, we are not liable to you for any loss of profit, loss of revenue, loss of anticipated savings, loss of business or opportunity, or any indirect or consequential loss, arising out of your use of this website or your reliance on anything published on it. Our total liability in connection with this website is limited to AED 1,000.

This clause governs the website only. Our liability in respect of management services is dealt with in the management agreement.

12. Indemnity

You agree to indemnify us against any claim, loss or expense arising from your breach of these terms or your unlawful use of this website.

13. Changes to these terms

We may update these terms from time to time. The date at the top shows when they were last revised, and the version published here is the one that applies. Continuing to use the website after a change means you accept the revised terms.

14. Governing law and jurisdiction

These terms, and any dispute or claim arising out of or in connection with them or with your use of this website, are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai.

The parties submit to the exclusive jurisdiction of the Dubai Courts, being the onshore courts of the Emirate of Dubai. The parties do not opt in to the jurisdiction of the DIFC Courts.

15. General

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions continue in full force. Our failure to enforce any provision is not a waiver of it. These terms are between you and us; no other person has a right to enforce them.
